Case Study: Replacement Dwelling, Ceris, Benllech

The proposed development comprises of the demolition of an existing dormer bungalow and erection of a replacement, two storey dwelling together with associated development including drainage and landscaping.

The existing building was at the end of its life with significant foundation issues being identified. It was recommended by the Design Team that a replacement dwelling was the most cost effective solution rather than a refurbishment.

NJ Planning were appointed to provide initial planning advice together with formulating a planning strategy and to prepare, submit and manage a full planning application.

As part of the recommended planning strategy, NJ Planning advised, in order for the demolition of the building to proceed without the reliance of the full planning consent (and the requirement to discharge any associated pre-commencement conditions), a separate Prior Notification of Demolition should be submitted.

Both applications were submitted and consent was subsequently obtained. Amendments to the scheme, as a result of detailed design work have also been dealt with via condition variation and non-material amendment applications.

Work on the demolition and replacement dwelling is currently underway.
