The proposed development comprised of the demolition of an existing single storey dwelling and erection of a replacement, three storey, modern dwelling together with associated development including drainage and landscaping. This scheme was a complex development, specifically due to its location being directly adjacent to the Menai Strait with its associated designations and protections. The site was also within a tidal flood zone, within the setting of the Listed Menai Bridge, outside of the defined settlement boundary, opposite the Anglesey Coastal AONB together with being adjacent to an ancient woodland.
These constraints and proposed design requirements resulted in NJ Planning producing a robust planning application including Supporting Planning Statement which justified the proposed development against the Local Development Plan policies. NJ Planning also played an integral role in the management of the client’s subconsultants and architect to ensure that the proposed design was acceptable and the associated studies and reports were of a high quality and capable of supporting the planning application. NJ Planning were in direct contact with the Planning Officer during the applications determination to ensure that the application progressed successfully. Planning consent was obtained in 2025 and construction is due to commence in 2026.
