After previously being used and occupied as a training centre by the North Wales Police and Fire Brigade, this property was placed on the market for sale. The property is a Grade II Listed Building.
Our client contacted us to understand the feasibility of obtaining planning consent for use as a main residence. We undertook an initial desktop assessment and advised that planning consent would be achievable.
We subsequently prepared and submitted a full planning application which included the preparation of a Supporting Planning Statement, Green Infrastructure Statement and Viability Assessment to show that the conversion complied with adopted planning policy including marketing and residential amenity, together with close liaison with the planning officer during determination.
Our strategy also included a pre-application advice request to the Council’s Conservation Officer to discuss the Listed Building Consent whilst the full planning application was being determined. This resulted in obtaining feedback which was critical to the full planning application and the subsequent LBC.
Planning approval was successfully obtained in November 2025 and works are progressing with the conversion.
