North Wales Housing Association and MacLennan Construction Ltd intend to submit a Full Planning Application for the proposed erection of 20no. affordable dwellings and associated development including access, parking and landscaping, on land to the North of Tai Newyddion, Penisarwaun, Gwynedd, LL55 3BW

NJ Planning Ltd have been commissioned to undertake a Pre-Application Consultation which gives an opportunity to comment directly to the developer on the proposed development prior to the submission of a planning application to the local planning authority (“LPA”).

Any subsequent planning application will be publicised by the relevant LPA; any comments provided in response to this notice will not prejudice your ability to make representations to the LPA on any related planning application. You should note that any comments submitted may be placed on the public file.

This Pre-Application Consultation commenced 27th October 2025 and finishes 24th November 2025

Description of Development

North Wales Housing Association and MacLennan Construction Ltd intend to submit a Full Planning Application for the proposed erection of 20no. affordable dwellings with associated development including access, parking and landscaping.

The proposed 20no. dwellings comprise of the following:

  • 4no. 2 person, 1 bedroom flats

  • 2no. 3 person, 2 bedroom bungalows

  • 10no. 4 person, 2 bedroom houses

  • 4no. 5 person, 3 bedroom houses

Also included in the proposed development are the following elements;

  • Open space provision

  • Landscaping / biodiversity enhancement

  • Improved site entrance /access off Tai Newyddion

  • Improved / widened road access for properties on Brynhyfryd Terrace off Tai Brynhyfryd

  • 8no. community parking spaces, accessed off Tai Brynhyfryd

  • 4no. community / visitor parking spaces, accessed off Tai Newyddion

  • Footpath link from Tai Brynhyfryd through the site and onto Tai Newyddion
